Two Step Farm is a new home community located in Montgomery County, Texas. Homes range in size and style from nine private and national builders, along with a mix of farm-inspired and traditional amenities for residents (many are open now).
Two Step Farm is located in Montgomery, Texas, just north of Houston near The Woodlands, off FM 1488 and Fish Creek Thoroughfare.
The main entrance (off FM 1488 and Fish Creek Thoroughfare) will open in summer 2026.
For now, access the Two Step Farm by the temporary entrance:
From FM 1488, turn north onto Honea Egypt Rd.
Continue 1 mile.
Stay left at Lone Star Sports to remain on Honea Egypt Rd.
Continue about 2 more miles.
Turn left onto Two Step Blvd.
And continue following the signs until to reach the Farm Shop.
Two Step Farm includes a mix of gathering places, green spaces and everyday conveniences:
- The Farm Shop – Community information center
- The Grazery café – Community cafe with coffee, beer and light bites and breakfast pastries
- Two Step Hall – Resident community hall and event space
- Community goat barn – Home to the resident goat herd
- Community garden – Year-round garden managed by the farm team
- The Co-Op – The shared community co-working space and the Community Life team’s office.
- Children’s playground
- Trail network
- Lasso™ high-speed internet (Powered by Centric Fiber and HomePro)
- Community pool and pond – opening in 2027
Two Step Hall is designed as a private amenity for residents and their guests. Occasional public events may be held in the early years. Residents may also reserve the hall for private events.
Events are held inside a fully enclosed, sound-dampened building and typically end by 10 p.m. Traffic flow is designed to minimize impact on nearby homes, balancing activity with neighborhood quiet.
The Goat Barn and Community Garden are shared, resident-focused amenities. Residents can participate in scheduled volunteer days, harvest events and workshops led by the farm team. There are no private garden plots.
Two Step Farm is zoned to Montgomery Independent School District. Current schools include Keenan Elementary, Oak Hills Junior High and Lake Creek High School. Learn more about the schools.
Two Step Farm is planned for approximately 2,000 acres and more than 4,000 homes. The first phase includes about 1,100 homes and is currently selling.
The HOA maintains common areas and supports programming through the Community Life team.
Annual HOA dues are $1,260 (as of November 2025).
Two Step Farm is located in a Municipal Utility District (MUD), which manages water, sewer and drainage services locally. The estimated combined tax rate is 3.0699%.
Two Step Farm is not located within a FEMA-designated floodplain. Homes comply with all federal, state and county floodplain regulations, including elevation requirements above the 100-year flood level.

The Grand Lake Estates golf course is public and will remain open to residents and non-residents. Future plans for homes adjacent to the course have not yet been finalized.
Backyard livestock and poultry are not permitted at Two Step Farm. This policy helps maintain sanitation, reduce noise concerns and protect the overall balance of the community.
